Rules and Regulations for Cabins and RV Sites
RV Site Policies

Quiet Hours: 10 PM- 8 AM
Cancellation Policy: Cancelling your reservation on the day of or 7 days in advance of your stay will result in no refund. Cancelling your reservation 8 to 14 days in advance of your stay, you will be refunded half of your total stay. Cancellations 15 or more days will receive a full refund minus a $20 processing fee. Please also understand that there may be a minimum night requirement for certain times of the year.

Refunds: During our busy season we turn people away because we are booked. If you leave early we will try to do all that we can to re-book your site/cabin and if we accomplish this you will receive a refund but, if we cannot re-rent your cabin/RV site then you are obligated for your full stay.
All Rates Are Based On 4 Person Occupancy. Add $3.00 Each Additional Person Per Day

Pet Fee and Deposit: There is a $30.00 non-refundable pet fee and a $100.00 refundable pet deposit because pets are lovable but accidents happen.
Taxes: Prices of cabins do not include taxes.

Cleaning Fee: Single cleaning fee because our standards are sparkling, please see the cabin page for the rates.
One Night Stays: Rates on cabins may increase for one night stays. Please understand, there might be a minimum night requirement for certain times of the year such as weekends and holidays. There is plenty to do in and around Ruidoso, why not stick around?
Damage: After the visitor’s stay, there will be an inspection and if noticeable damage is done to the cabin beyond basic use, there will be a charge for all damages done. The visitor’s credit card on file will be charged.
Restrictions: Reunion and Monthly reservations may have more restrictions, so please check with the front office for more information on cancellation policies which pertain to your group.
Cabin Assignments: Please note that we assign cabins at the time of reservation. However, we do not guarantee the visitor that exact cabin due to circumstances that arise beyond our control. Sometimes we have to change cabins that were originally assigned due to these circumstances.
Smoking Policies: All our cabins are non-smoking but smoking is permitted on the decks, unless restricted by fire regulations.
